Discussion of Disclosure items required by ADRE Commissioner standards R4-28-1101 (i); list and identify agent duties as it relates to the buyer, the seller, foreclosures, short sales, traditional sales; study of "hidden" damage that causes "hidden" liability and what about the "house" may lead to future issues once the buyer moves in; proven strategies for obtaining the missing or incomplete SPDS; how to choose an appropriate risk management partner; 3rd party disclosures as identified by House Bill 2779 and how to use the Buyer's advisory to augment disclosure; working licensed contractors and overming negative disclosure issues.
